Buyer representation in the Triangle
A home you love. A purchase you can feel confident about.
The right house at the wrong price, or with the wrong terms, isn’t the right purchase. I help you get all three right.
Whether you’re buying your first home, relocating to the area, or making your next move, I provide the market knowledge, careful analysis, and experienced representation to help you make a sound investment.
“My job isn’t to sell you a house. It’s to help you make a sound purchase.”
More than a home search
Your interests come first.
That starts with understanding what matters most to you—your lifestyle, priorities, budget, and long-term goals. From there, I help you identify the right opportunities, evaluate properties carefully, and make informed decisions at every stage.
I look beyond the listing photos and surface details to consider condition, pricing, location, potential improvements, and future resale value. I’ll point out concerns, explain tradeoffs, and give you my professional assessment, even when that means advising you to pass on a property.
You’ll always make the final decisions. My responsibility is to make sure you have the information and representation you need to make them confidently.
The value of representation
Experience and strategy where they matter most.
Property evaluation
Not every concern is a dealbreaker, and not every attractive feature adds value. I help you recognize a home’s strengths, identify potential red flags, and understand what may deserve further investigation before you commit. Because I prepare my own listings to a high standard, I know what a well-maintained home looks like and what a quick cosmetic refresh can hide.
Market analysis
A listing price doesn’t necessarily reflect market value. I research comparable sales, current competition, and local market conditions to help determine what a property is worth and develop a sound offer strategy.
Skilled negotiation
Price is just one part of an offer. Due diligence fees, deposits, timelines, concessions, and other terms can significantly affect your financial position. I negotiate with a clear strategy, helping you pursue favorable terms while remaining competitive.
Attention to detail
From reviewing disclosures and coordinating inspections to tracking contractual deadlines and communicating with your lender and closing attorney, I stay closely involved throughout the transaction. You’ll know what needs to happen, when it needs to happen, and why it matters.
Your home buying journey
From our first conversation to closing day.
Prepare for your purchase
We’ll begin with a conversation about your goals, timeline, budget, and priorities. I’ll explain how buyer representation works in North Carolina, and we’ll discuss financing, pre-approval, and what to expect throughout the process.
Find the right home
I’ll help you narrow your search by location, lifestyle, property characteristics, and budget. As we tour homes, we’ll evaluate their condition, suitability, and value—not simply whether they check the boxes.
Develop an offer strategy
When you find the right property, I’ll prepare a comparative market analysis, discuss the competitive landscape, and help you determine an appropriate offer. We’ll consider not only price, but the terms and financial commitments that accompany it.
Navigate due diligence
Once under contract, we’ll coordinate inspections, review available property information, and investigate concerns during your due diligence period. In North Carolina, the due diligence fee is nonrefundable, so understanding your financial exposure before making an offer is especially important.
I’ll help you assess findings, evaluate potential repair costs, and negotiate further when appropriate.
Prepare for closing
I’ll work alongside your lender, closing attorney, and other professionals to keep the transaction moving. We’ll monitor deadlines, coordinate the final walkthrough, and address outstanding details before closing.
Settle into your new home
My involvement doesn’t end when you receive the keys. Whether you need recommendations for local contractors, advice about future improvements, or perspective on changing market conditions, I’m a resource you can continue to call on.
Find your place
Explore Chapel Hill and the surrounding communities.
Each community has its own character, housing options, and lifestyle considerations. Whether you’re drawn to an established neighborhood, a home with architectural character, a walkable town center, or more land and privacy, I can help you explore the possibilities.
Search homesFrequently asked questions
Why do I need a buyer’s agent?
The listing agent represents the seller’s interests. As your buyer’s agent, I represent yours. My responsibilities include evaluating properties and market conditions, advising you on purchase decisions, negotiating on your behalf, protecting confidential information, and helping you navigate the transaction from beginning to end.
How does buyer representation work in North Carolina?
Before we begin touring homes together, we’ll review and establish our agency relationship through a written agreement. This outlines my responsibilities to you, the services I’ll provide, compensation, and the terms of our working relationship.
I’ll explain the agreement and answer your questions before you sign.
How much does it cost to work with a buyer’s agent?
Buyer agent compensation is negotiable and established in our written agreement. Depending on the transaction, the seller may agree to cover some or all of that compensation.
We’ll discuss how compensation works before beginning your search so you understand any potential financial responsibility.
What is due diligence, and why does it matter?
North Carolina’s due diligence process is an important part of buying a home.
Buyers typically negotiate a due diligence period during which they can investigate the property, arrange inspections, review documents, and evaluate whether to proceed with the purchase.
The due diligence fee is paid to the seller and is nonrefundable, even if you discover significant problems and decide to terminate the contract. It is ordinarily credited toward the purchase price at closing.
I’ll help you understand these commitments and their risks before submitting an offer.
Should I get pre-approved before looking at homes?
Yes. A lender’s pre-approval helps establish a realistic purchasing budget, clarifies your financing options, and positions you to act when the right property becomes available.
I can recommend experienced local lenders if you need a place to begin.
I’m relocating to the Triangle. Can you help me narrow down neighborhoods?
Absolutely. Finding the right community is just as important as finding the right house. We’ll discuss your commute, lifestyle, preferences, and priorities. I can provide information about neighborhood characteristics, housing options, local amenities, and market conditions so you can compare communities with confidence.
Do I need my own agent for a new-construction home?
Yes! The builder’s sales representative works for the builder, not you. Having your own agent ensures someone is advocating for your interests, evaluating pricing and incentives, and helping you navigate contracts, inspections, and negotiations.
Contact me before visiting a new construction community. Many builders require your agent to be involved from your first visit to recognize them as your representative.
